Brentwood’s New Studio 3807 Now Occupied


Brentwood’s new upscale apartment complex is now officially open with almost a third of its rental units already occupied, and construction is underway on a companion complex across the street.

Studio 3807, a mixed-use development with 147 apartments, an upcoming food hall and 3,000 square feet of artist studios, ranges in price from $1,525 for a studio apartment to $2,200 for a two-bedroom.

The apartments come with the usual amenities — a fitness center, free parking, a bike share station — as well as some more interesting options, such as an art gallery with regular events, free wifi and solar-powered heating.

That appears to be drawing renters, even though the Brentwood apartment complex is a bit farther up from D.C. than other options.

Across the street, construction is underway at Artisan 4100, which will feature 84 apartments and 5,000 square feet of retail and cater to performing artists.

The two complexes are part of a trend along Route 1 of high-end apartment construction. Farther south on Rhode Island Avenue, MidCity Development is planning a $600 million project with 1,700 apartments, 181,000 square feet of retail and a public park.

And farther north in College Park, new student housing complexes are being joined by places like Alloy by Alta and a $140 million project on the Quality Inn site.

The projects are a sign that Route 1 is becoming a new hotspot for housing developers, and they’ll feed off each other.
