Four lots totaling .92 acres are for sale across from Riverdale Park’s town center for $5.5 million, a sign that the area is ripe for redevelopment.
The lots from 6201 to 6205 Natoli Place are being marketed by real estate agents as an “incredible transit oriented development opportunity” that could be redeveloped thanks to a flexible multi-use town center zoning allowing taller buildings.
Nearby is the Riverdale Park station for MARC, an underutilized commuter rail line that takes you directly to Union Station in D.C. The land is also a little under a mile from the Riverdale Park stop for the Purple Line on Kenilworth Avenue, a short walk to Riverdale Park Station and right next to the Rhode Island Avenue Trolley Trail.
And that’s not to mention the existing town center, which is home to the Town Center Market, Bikram Hot Yoga and the Archie Edwards Blues Heritage Foundation, with Riviera Tapas Bar and upscale fast-casual Vietnamese restaurant Banana Blossom Bistro coming soon.
The homes on the lots right now date to the 1940s. If redeveloped, the land would be a prime location for more density.
The area has a lot of potential for new apartments, which would add more foot traffic to add life to the town center.
