
There is currently more than half a billion dollars’ worth of planned real estate development projects in the pipeline in College Park, including new student housing, hotels, office buildings, townhomes, apartments and retail.
The Hyattsville Wire compiled the numbers, which add up to at least $531 million, after talking with local officials and looking at publicly available estimates. This figure is a conservative estimates, so the actual number may be even higher.
Here’s a closer look at the projects in progress:
Southern Gateway: The Bozzutto project is slated for nearly 400 apartments and 73,000 square feet of retail with some 230,000 square feet of parking near Guilford Drive and Baltimore Avenue.
College Park Metro Station Project: The Gilbane Development at the College Park Metro is planned to feature 451 apartments and 5,000 square feet of retail.
Northgate Student Housing: A second Gilbane student housing project is planned on the site of the Burger King on Baltimore Avenue across from Lidl.
Greystar Student Housing: Another student housing project with retail on the property currently home to Marathon Deli has been proposed and awaits final approval.
Metropolitan: The townhomes under construction on Cherokee Street in College Park as well as a related apartment building are underway.
Marriott Residence Inn: The new hotel planned near the College Park Metro station is slated to open by 2022.
Western Gateway: This Gilbane development will include townhomes and graduate student housing near the Domain apartments.
City Hall: The new College Park city hall development is planned at the site of Shanghai Cafe, now closed, and the Hair Cuttery, which just closed and is relocating to Riverdale Park Station at the end of the month. The new city hall is slated to open in 2022.
Discovery District: Construction of this office building in the Discovery District research park is underway.
Coffee and Ale House: A coffee shop, wine bar and ale house in development at Guilford and Baltimore Avenue is still being planned.
The Hall: The 20,000-square-foot facility, which is currently running under a soft-opening, is located next to WeWork and the Hotel at the University of Maryland and includes performance area, outdoor space, a coffee shop, a pizzeria and a restaurant.

That is quite the list! I remember driving through College Park a few years after finishing grad school in the early 2010s. It was barely recognizable to me then. I can’t imagine what the city will look like with all these new developments. I wonder how much of these are due to the Purple Line versus other factors like the university’s raised profile.
Most of it so far is due to the need for off campus student housing. A majority of the new projects along Rt. 1 involve student housing projects. The Discovery District is already near the College Park Metro stop. The Purple Line will have more of an impact along University BLVD in terms of driving new development solely based on the Purple Line.
Would love to see a Trader Joe’s in the area!
And every one of them will ask for, and receive, waivers on undergrounding the overhead utilities. Seriously, can’t money be collected from the developers to put in a trust to tackle this work? You can build $500M of stuff and still look like trash thanks to the power lines. Can we get a real solution to this?
