
Another high-end apartment building with ground-floor shops is proposed for the area just north of the Mall at Prince Georges in Hyattsville.
The five-story building on the northeastern corner of Belcrest and Toledo roads in Hyattsville would have 321 apartments and 1,258 square feet of retail space.
Future phrases of the development would include more townhomes, another apartment building and a stormwater management facility.
The three-acre piece of land, part of a 21-acre parcel known as the Dewey property, is currently home to several older low-slung apartment buildings.
The new apartments would be similar to other buildings along Toledo Road behind the mall, such as Post Park, 3350 at Alterra and Lync at Alterra, including a courtyard with a pool and 334 indoor parking spots.
They are also within the critical half-mile from the Prince George’s Plaza Metro station, which means potential residents would consider it an acceptable walk to mass transit.
The project is being developed by Dewey LC and San Diego-based residential developer Fairfield Residential.

I have been here since 200. Since then, there are many wonderful changes being made and I love it. But, I have some questions…
Where are the affordable houses and apartments that people who earn 15 an hour can afford? Highend apt? What a freaking joke!! Cannot even afford anything if you make less than 80k here in hyattsville. Where is the rental control?
I remember when the developer came to a community meeting for the route 1 townhomes. When asked how much the houses where going to cost after completion, they told us it was in the 200s. Guess what happened after completion? Mid 300s. New houses being built at 700k right next to a 400k house. Investors coming in buying up properties to flip and not affordable to MOST people.
So where are they sending the renters from behind the mall?
This is right in my neighborhood. So where are all these luxury income people coming from. This area is coming up but ppl still need affordable living. And where are others suppose to move if u are only offering luxury. Ppl are Paying Mortgages but the only way to get fresh air after paying 2 -3grand a month is to walk outside because they are building but no balconies for fresh air without going outside the building And parking prices and utilities on top of more than mortgage prices. This is temp luxury living these are not perm homes. Rentals properties are out of control!! PGC this is so unfair and wrong! Still doing the have and have nots.
It is very sad that all those families are being forced out by pseudo gentrification.
I am not a fan of these developments for many reasons. 1. The area is already more than saturated with shops and restaurants. Many can barely make it with all the competition and chains. 2. Traffic is horrible already. I know they want people to walk, and take metro. But get real, when i have multiple errands to run, I am not walking. 3. Schools, bike lanes, stormwater, sewers, etc.
Gentrification was inevitable over ten years ago in that area. The writing was on the wall when the metro station opened.
Why not use the vacant space where they started development years ago beside the parking lot for Kaiser instead of moving people out of their apartments? Everyone can’t afford the new apartments, or do not want to be forced out from their current homes even if they could afford the new ones. PG needs to look at DC to see what a failure over-development/gentrification is.
Looking at the document, it looks like Parcel 5 is more over that gigantic empty parking lot on the Northeast corner of the intersection. It doesn’t look like they will have to tear any buildings down for this development.
A travesty to the working and middle class
One cannot afford these outrageous rental prices. DC and Maryand shame on you! Where are the political people when you really need their help. My neighborhood rentals are 2,000 and over 3,000 a month. My neighbors are getting evicted often. I’m just 2paychecks away myself if any emergency happens.
Affordable housing is needed urgently!!! What coalition can I join besides NACA. ( not everyone can qualify for a house right now)
