New Mount Rainier Mixed-Used Development Now Slated for Spring of 2023

The developers of a $30 million mixed-use development in Mount Rainier now say it will open in the spring of 2023.

The still-unnamed project at 3200 Rhode Island Ave. would include 97 luxury condominiums, one- and two-bedroom high-end apartments and ground-floor retail. Amenities include a pool, two-floors of underground parking and bike storage.

Conceptual drawings on IFG Group’s website show shops and restaurants with outdoor seating along wide sidewalks, which would help promote walkability in the area.

Currently a pop-up dog park, the land at the corner of Eastern and Rhode Island avenues has long been under consideration for this kind of project, but the city struggled to find a developer.

The project is the latest in a boom in major apartment and retail developments along the Route 1 corridor, including Studio 3807 and Artisan 4100 in Brentwood and the Palette at Arts District in Hyattsville and the Residences at Riverdale Park Station.

    Thanks for the update on this! Just curious, where did Spring 2023 come from? The developer’s website still seems to say Spring 2025.

    Looks like they haven’t updated their website, but the latest information on this project is that it’s slated for 2023. We spoke with Ronald Hopkins, the director of economic development for Mount Rainier, and he confirmed. They originally were saying 2025, but that has since been updated.
