Another multi-story building has been proposed along Route 1 in College Park, part of an ongoing transformation of the corridor through the college town.
Developers have filed rezoning plans for a property at 7313 Baltimore Ave., the low-slung commercial building currently home to Northwest Chinese, Kung Fu Tea, Ivy Noodles, Pho Thom, a vape shop and a sports bar.
The proposed development would be a six-story mixed-use development with 175 apartments and 15,000 square feet of retail shops, as first reported by Route 1 Reporter.
The proposal does not include the longtime Cornerstone Grill & Loft hangout or neighboring bar R.J. Bentley’s, but it would include the demolition of some homes behind the block along Hartwick Road and Yale Avenue.
If approved, the development would be yet another multi-story building in an area of Route 1 previously known for low-slung commercial properties.
That includes several projects underway right now: the Southern Gateway project on the former site of Plato’s Diner in the 7000 block of Baltimore Avenue, the nine-story Greystar project behind Nando’s, a new city hall across the street, and the Tempo College Park student housing at 8430 Baltimore Ave. on the former site of Burger King.
It also includes the new proposed $300 million development with office space, apartments and shops is coming to the empty lot on Campus Drive.
This all joins existing development already completed along Route 1 that has changed the landscape in recent years including the Hotel at the University of Maryland; the Brendan Iribe Center for Computer Science and Engineering; the University View, Varsity and Enclave student housing buildings; and the Alloy by Alta apartments.
